UNIT OWNER CONDOMINIUM INSURANCE
In accordance with Maryland law regarding condominiums, unit owners may be responsible for up to $5,000 of the association's deductible if the source of the casualty damage originates in his/her unit. Most insurers will provide a rider on your policy that will cover that portion of the master policy deductible for which you are responsible. Since the master policy does not cover personal contents and belongings and any betterments and improvements you or a former owner may have made to your home, please contact your manager and then your insurance agent to make sure that you are adequately insured.
WINTERIZATION OF EXTERIOR HOSE BIBS
Each condominium unit has a front and rear exterior hose bib for exclusive use of the unit owner. Each unit has shut offs for these inside the unit as well as the main water shutoff to the unit. It is important that unit owners winterize these hose bibs prior to any freezing temperatures to avoid pipe breaks.
To winterize the hose bibs:
1. Close Inside Water Valve
2. Remove Garden Hose (outside)
3. Turn Spigot On outside (Leave Open)
4. Drain Vacuum Breaker (Location and Operation vary with Mfg.)
5. Open Bleed Orifice at Inside Water Valve (on side of valve)
As an additional precaution, you may purchase exterior covers for your winterized hose bibs.
